Sometimes it is the fault of the buyer not taking necessary steps or lacking the appropriate standards for the home purchase.

Any of the many Goodyear real estate agents are going to make sure the buyer is pre-qualified or pre-approved for the purchase price before moving accepting an offer. Cash offers need to be able to show proof of funds equal to or greater than the purchase price. Without either, a seller should delay agreeing to accept an offer until either of those items are provided and verified.

The sale of a home sometimes includes appliances in the home. Standard appliances such the refrigerator, washer and dryer are not automatically included, but others like the dishwasher and oven/stove are included unless otherwise specified. Be sure to check to see what appliances are being included or excluded from the sale along with any other fixtures when reviewing an offer.

Buyers have a right to have an inspection of the home for anything that would be important to them. Should the inspection go well, the buyer moves forward to ordering an appraisal from their lender. This makes certain the purchase price is in line with the agreed upon purchase price. The Goodyear Realtors will make sure this is all in order for the buyer and seller.

The appraisal should come in at or above the purchase price. A lower price means the buyer can again cancel and earn a full refund of the earnest deposit.

The buyer may choose to move forward and can agree on the difference in price and appraised value by bringing additional down payment funds or a by a reduction in price by the seller. Usually, a combination of the two is done as a fair compromise for the buyer and seller.
